Aug 2017 Metro Phoenix Real Estate Market Update

Phoenix Metro Home Sales Up, Prices Up

July 2017 US Home sales fell but the Phoenix Metro real estate market managed to grow by 2.9% vs last year according to the latest data released by the Arizona Multiple Listing Service on August 25, 2017. Conditions continue to favor sellers over buyers for homes listed under the median home price.  

“Buyer interest in most of the country has held up strongly this summer and homes are selling fast, but the negative effect of not enough inventory to choose from and its pressure on overall affordability put the brakes on what should’ve been a higher sales pace,”

The total home sales in Phoenix Metro in July 2017 ended at 7,853 units. It is 16% lower than the sales volume in June 2017, however, this is not a cause for concern as sales volume typically drop following the busy selling months of May and June. The median home price jumped to $242,000, 7.6% higher than last year. Inventory of homes for sale inched higher at 2.74 months supply but is still well below normal levels. A balanced market has 6-7 months of supply of homes for sale.

Inventory Down. Compared to the same month last year, total inventory is down by 8.8%A balanced market has 6 months of inventory, July had 2.74.

7 Great Places to Visit in July

July is a fun month throughout the world. Here are some of the many great places we’re told are awesome to visit in the month of July. (If you have a suggested destination you’ve enjoyed in the past, let me know and I may include it in a future newsletter. Thanks!)

1. Tuscany, Italy.

July is peak season in Tuscany. The weather is quite warm, but it’s nice for days along poolside at a Tuscany villa or hotel. It’s been said that no trip to Tuscany is complete until you visit the vineyards (It’s best to see the vineyards with a local guide). 

2. Baden Baden, Germany.

This amazing German town is known as a spa town/wellness retreat, and is in southwestern Germany’s Black Forest, close to the border with France. Its thermal baths brought fame as a resort beginning in the 1800s. In July, Baden Baden hosts its annual Summer Festival in the Festival Hall, which includes everything from opera to piano concertos. (Sounds great!)

3. Wales, U.K.

This is a hot destination for many throughout the world. It boasts amazing activities ranging from extensive zipline courses, to an underground trampoline park. Wales attracts people who love to climb, hike and surf – it has absolutely beautiful rugged terrain. There’s much to be enjoyed in July, including an annual Gower Festival with all kinds of artists and performers taking over ancient churches. There’s an international food and drink festival in the middle of the month, where local farmers and vendors share their produce and recipes.

4. Helsinki, Finland.

The weather is fantastic in July (average high is 70, low is 52)…AND…prices are lower because many in the city are on vacation. The place has incredible restaurants and is ideal for a summer visit.

5. Cape Town, South Africa.

At present your money can go a long way in Cape Town as the currency is weak, and July is low season. The temperature cools because it’s winter in July, just take along a light jacket for dinner. The crowds are much smaller in July, and it’s said the restaurants, markets and galleries are awesome.

6. Hvar, Croatia. A place that sounds awesome, Hvar is a Croatian island and is influenced by Greek and Roman cultures. It has beaches, fortresses and ancient theaters to visit, and wineries too. It’s said there are European heirs and heiresses who show upon yachts sometimes. How will people react when YOU show up? ?

7. Melbourne, Australia.

July is in the middle of the winter down under, so the temperatures are cool. It’s also an ideal time to visit a city that’s already budget friendly. Melbourne has great galleries and shops, and I hear it’s a great place to enjoy the Aussies.

June 2017 Metro Phoenix Real Estate Market Update

Metro Phoenix Home Sales Hotter!

Home sales in the Phoenix Metro area is as hot as the weather according to the latest data released by the Arizona Multiple Listing Service this June 23, 2017. More people entered the market last month as a result homes were flying off the market at a record pace. Conditions continue to favor sellers over buyers for homes listed under the median home price.  

" Current demand levels indicate sales should be stronger, but it's clear some would-be buyers are having to delay or postpone their home search because low supply is leading to worsening affordability conditions."

The total home sales in Phoenix Metro in May 2017 ended at 9,641 units. It is 11.3% higher than the total of 8,676 last year. The median home price increased to $240,000, higher than last month and 6.3% higher than last year. Inventory of homes for sale continue to slide. It is lower than last year by over .50 points at 2.44 months supply.

Phoenix Metro Homebuyers

With limited supply and steady demand, particularly at the lower price points, the median sales price in Phoenix Metro is expected to continue to rise. CoreLogic’s latest Home Price Index reports that home prices will increase at a rate of 5.1% over the next year. Mortgage rates are also projected to increase. Higher rates = higher mortgage payments if a mortgage is necessary to buy your new home. Take advantage of the current low rates before it goes up again.

Metro Phoenix Home Sales Hot!

It is peak home buying season and both the US and Maricopa home sales are smoking hot. The total home sales in Phoenix Metro in March 2017 ended at 9,116 units according to the the latest sales data presented by the ARMLS. It is 8.4% higher than the total of 8,412 last year.

Q1 2017 Home Sales Highest in 10 Years

The sales volume for first quarter of 2017 has hit a new quarterly high in 10 years. The top of the Q1 market was during the bubble year of 2005. 

The median home price is holding steady at S230,000, same figure as last month and 6.6% higher than last year. Inventory levels are still down, while housing demand remain strong.

market summarySales are Up. 9,116 units sold, +8.4% year-over-year, down +41.7% month on month

Inventory Down. Compared to the same month last year, total inventory is down by 11.1%A balanced market has 6 months of inventory, March had 2.70.

Home Prices Rise. March saw a jump in median sales price to $230,000, a 7.9 % increase vs March 2016.

Average Days on Market Drop. Homes go under contract at 78 days on the average, 3 days faster compared to last year at 81 days.

Phoenix Market On It's Way To Number 1?

The US real estate market stumbled in February 2017 however in the Phoenix Metro area housing market things are looking up. Conditions continue to favor seller over buyers for homes listed below the median home price. The demand for affordable housing remain strong, even with less homes available on the market compared to last year. At this point, its too early to tell, but if this trend continue Phoenix is definitely in the running for 2017's best real estate market!

Strong Feb 2017 Home Sales

Following January's strong performance , home sales in the Phoenix Metro area sustained strong sales with a total of 6,435 homes sold according to data presented by the Arizona Multiple listing service. February sales were up 12.5% vs last year and 8.5% month-over-month. January home closings were up 15.6% year-over-year.  MLS sales for the first two months of 2017 are 14% higher than 2016, which is a nice start to 2017.

February 2017 saw prices jump 7.5% from a year ago with the median sales price coming in at $230,000. The number of new listings and active listings is significantly lower than last year.
