4 quick ways to buy your home with little down

Are you wasting thousands of dollars on rent and dreaming of becoming a homeowner in Southeast Valley? You can already make a monthly house payment (you’re already paying rent), but the problem is coming up with the money for a down payment. It’s not as difficult as you might think.

 

Here are 4 ways to get a down payment with little out of your own pocket.

 

1. Look Into Local or Federal Government Programs.

Many Arizona first-time buyers believe that a 20% down payment is required to qualify for a mortgage. Programs from the Federal Housing Authority, Freddie Mac, and Fannie Mae all allow for down payments as low as 3%. Veterans Affairs Loans allow many veterans to purchase a home with 0% down. Additional resources are non- profit and community groups and state agencies. There are too many programs to list here and they expire or change frequently. Your best option is to ask your trusted REALTOR ® to point out a few programs that apply to your area and situation.

 

2. Have the Seller Finance You.

Some sellers may be willing to help you buy their homes. In a “seller take-back,” the seller holds a second mortgage for you and becomes your lender. You would make your monthly mortgage payments to the seller.

3. Use A Tax Refund.

According to data released by the Internal Revenue Service (IRS), Americans had an estimated average refund of over $2,800 last year when filing their taxes.1 There are options for you to borrow money for certain investments to a specific level and use those investments to generate a significant tax refund. Obviously, the timing has to be right so you can use it as a down payment on a home. The IRS will start processing tax returns for the 2019 tax year on Jan. 27, 2020.

When will I receive my tax refunds?

If you e-file your tax return and the IRS accepts it on January 27th, you can expect to receive your refund within 21 days which is by Feb. 17. The IRS typically issues tax refunds once a week (on Fridays), so your most likely direct deposit date would be Feb. 14. If you choose to receive your refund by paper check, it will take longer.

If you claim either the Earned Income Tax Credit (EITC) or the Additional Child Tax Credit (ACTC) on your return, your refund could potentially be delayed. The IRS is required to hold all refunds that claim these credits until at least Feb. 15.

You should be able to see the status of your tax return 24 hours after you e-file or four weeks after you mail a paper tax return. An exact refund date will be listed as soon as the IRS processes your return and approves your refund.

4. Ask A Relative or Friend.

Tax law allows gifts of up to $14,000 a year to be given without tax consequences to the giver or recipient. This gift-exclusion amount is adjusted annually to reflect inflation (see IRS publication 950 for the current amount). You can even get a gift from each of your parents or two friends without them having to pay a gift-tax, which brings it up to $28,000.

This is a great way to get a down payment for a home. In fact, one out of four first- time homebuyers use a gift to make the down payment. Even if this isn’t your first home purchase you can still use a gift so you don’t drain your savings. Usually, lenders require you to have some money still left in your bank account after closing so they know you’ll make the mortgage payment each month.

Also, using a gift for a down payment allows you to buy the home you want even if it’s not FHA-approved. Some buyers are able to get Federal Housing Administration (FHA) mortgages that have down payments as low as 3.5% of the purchase price, but others will have to put more down. With a gift, you can put the typical 10% to 20% down that most lenders require. For example, if you had to put down 10% on a $150,000 home, that’s $15,000. Or, 20% would be $30,000. A gift from relatives and friends can get you there but some of the rules differ depending on the lender you choose. Talk to your loan officer before you accept the money.

When you’re getting ready to list, look at your home from a prospective buyer's point of view. It’s important to show your house in the best light. Taking time to highlight your home's strengths and fix up some of its possible weaknesses can make a big difference in how fast it sells and how much money you make.

 

Here are our recommended repairs to make before selling your East Valley home.

 

MINOR REPAIRS

Making these small fixes can make a big difference to potential buyers with detailed-orientated minds. 

  • Check your front door's hardware. Is it polished and in good shape? If not replace it! A fresh coat of paint will make a nice and clean impression.
  • Fix that leaky faucet.
  • Clean and repair rusted drains
  • Tighten loose cabinet knobs
  • Oil squeaky hinges
  • Use Watco rejuvenating oil to restore worn or scratched wood.
  • Replace burnt out light bulbs. Have light bulbs match.
  • Unclog sinks/straps
  • Replace your worn-out welcome mat.
  • Remove or cover your torn upholstered chair or sofa. Buyers question the shape of the house when the furniture is not cared for.
  • Touch up paint on trim, moldings, and baseboard.
  • Replace worn blinds
  • Patch drywall

  • Replace bathroom vanity.

Repaint walls.

Giving your home a fresh coat of paint is one of the most cost-effective ways to spruce it up, and generally, it can be a do-it-yourself project. Make sure to cover any walls with scratches and chips and consider updating any accent walls with a more neutral coat.

Repair floors.

Hardwood floors are a very desirable feature in a home, so you want to ensure they look their best by fixing scratches or dull areas.  And don’t forget the tile in your kitchen or bathrooms. Have your tiles and grout deep cleaned. Add a bead of fresh caulk around your bathtub. Re-grouting can go a long way in making dingy tile work look brand new!

Eliminate pests

Improve your kitchen (minor)

Update cabinet fronts and drawers, change their hardware. Install a new backsplash. Resurface countertops with a quality laminate finish, install new lighting, replace the faucet.

Southeast Valley Summer Moving Tips

 

In a perfect world, we could all schedule our moves on bright days with temperatures of about 70 degrees and not a cloud in the sky.  Life in the real world, however, throws us curve balls and the truth is that many of us move in the dog days of summer.  That's when kids are out of school, and that's when many of us can get off work more easily.  According to U.S. Census Bureau data, almost 50 percent of all moves take place from June to September.  When you add in the month of May, that figure jumps to 65 percent.

 

If you are planning a Southeast Valley summer moving day, here are a few tips to make the move safer and more comfortable for everyone involved.

 

Book Movers During the Least Busy Days

Memorial Day and Labor Day weekends are especially busy days. Avoid weekends and the beginning/ending of the month too. The best time to move is during the weekdays when moving companies have their slow business days. Get on their schedule ahead of time.

 

Dress Light

-- Wear loose-fitting, light-colored clothing.  Since you'll be moving around a lot, you might think flip-flops or sandals are okay, but they could be dangerous with all the obstacles you will be negotiating.  Choose comfortable, closed-toe shoes such as sneakers. You'll probably be outside quite a bit, so don't forget to apply sunscreen every few hours.

 

Stay Hydrated

 

-- You will be using up a lot of energy during your move, and especially in the heat, you'll need to replenish your fluids.  Have water handy for your family and for your movers.  Encourage everyone to take frequent breaks in the shade to have a cold drink of water.

 

Plan carefully for your kids and pets

-- Young children will need a safe, comfortable place where they can be out of the way of the movers.  It might be a good idea to hire a babysitter to take care of them during the moving process.  Perhaps you could spring for them all to go to a movie?  It will keep them happy, cool, and occupied on this stressful day.

 

Don't forget your furry friends. All the confusion of a move in your home will probably stress your pets.  Add in the movers carrying things out through open doors and the sizzling temperatures, and it might be a good idea to board your pets in an air-conditioned kennel for the day.

 

Pack Carefully

Some items like candles, plastics, and electronics don't fare well under the heat. Pack them separately or take them with you in the car.
