Repair These Items Before You Sell Your Home

Repair these items before you sell

When you’re getting ready to list, look at your home from a prospective buyer's point of view. It’s important to show your house in the best light. Taking time to highlight your home's strengths and fix up some of its possible weaknesses can make a big difference in how fast it sells and how much money you make.

Here are our recommended repairs to make before selling your East Valley home.

MINOR REPAIRS

Making these small fixes can make a big difference to potential buyers with detailed-orientated minds.

  • Check your front door's hardware. Is it polished and in good shape? If not replace it! A fresh coat of paint will make a nice and clean impression.
  • Fix that leaky faucet.
  • Clean and repair rusted drains
  • Tighten loose cabinet knobs
  • Oil squeaky hinges
  • Use Watco rejuvenating oil to restore worn or scratched wood.
  • Replace burnt out light bulbs. Have light bulbs match.
  • Unclog sinks/straps
  • Replace your worn-out welcome mat.
  • Remove or cover your torn upholstered chair or sofa. Buyers question the shape of the house when the furniture is not cared for.
  • Touch up paint on trim, moldings, and baseboard.
  • Replace worn blinds
  • Patch drywall
  • Black edges on your mirror? Frames are an easy, cost-effective fix for an instant bathroom mirror makeover.
  • Replace bathroom vanity.
  • Shampoo carpets. If your carpet is worn or stained, toss it out and consider replacing them.
  • Add a new house number (as needed)

Check out this blog from Family Handyman to find step by step instruction if you are going to DIY minor repairs.

Repaint walls.

Giving your home a fresh coat of paint is one of the most cost-effective ways to spruce it up, and generally, it can be a do-it-yourself project. Make sure to cover any walls with scratches and chips and consider updating any accent walls with a more neutral coat.

Repair floors.

Hardwood floors are a very desirable feature in a home, so you want to ensure they look their best by fixing scratches or dull areas.  And don’t forget the tile in your kitchen or bathrooms. Have your tiles and grout deep cleaned. Add a bead of fresh caulk around your bathtub. Re-grouting can go a long way in making dingy tile work look brand new!

Eliminate pests

Improve your kitchen (minor)

Update cabinet fronts and drawers, change their hardware. Install a new backsplash. Resurface countertops with a quality laminate finish, install new lighting, replace the faucet.

CONSIDER MAJOR FIXES

Remodelling Magazine's 2019 Cost vs Value Report (Phoenix) reveals that a high-end Garage door replacement gives the biggest ROI. Manufactured stone veneers, siding replacement, backyard patio, a minor kitchen remodel round out the list of top 5 home improvement projects that give the best return on investment.

If there are major repairs you've been putting off - like replacing the roof, discuss this with your agent.

An outdated kitchen can be a real eyesore in a home. Installing new cabinetry, replacing countertops, and installing new faucets and sinks may be worth the investment.

REFRESH THE LANDSCAPING

Show buyers your home is the full package by dressing up the outside as well as the in. Clean walkways and driveways, plant seasonal flowers and plants, trim hedges and trees, install outdoor décor pieces and fill in mulch and gravel.

Southeast Valley Summer Moving Tips

updated 6/18/2019

Tina Barton | info@thebartongroupaz.com | 480.242.3079

Southeast Valley Summer Moving Tips

In a perfect world, we could all schedule our moves on bright days with temperatures of about 70 degrees and not a cloud in the sky.  Life in the real world, however, throws us curve balls and the truth is that many of us move in the dog days of summer.  That's when kids are out of school, and that's when many of us can get off work more easily.  According to U.S. Census Bureau data, almost 50 percent of all moves take place from June to September.  When you add in the month of May, that figure jumps to 65 percent.

If you are planning a Southeast Valley summer moving day, here are a few tips to make the move safer and more comfortable for everyone involved.

Book Movers During the Least Busy Days

Memorial Day and Labor Day weekends are especially busy days. Avoid weekends and the beginning/ending of the month too. The best time to move is during the weekdays when moving companies have their slow business days. Get on their schedule ahead of time.

Dress Light

-- Wear loose-fitting, light-colored clothing.  Since you'll be moving around a lot, you might think flip-flops or sandals are okay, but they could be dangerous with all the obstacles you will be negotiating.  Choose comfortable, closed-toe shoes such as sneakers. You'll probably be outside quite a bit, so don't forget to apply sunscreen every few hours.

Stay Hydrated

-- You will be using up a lot of energy during your move, and especially in the heat, you'll need to replenish your fluids.  Have water handy for your family and for your movers.  Encourage everyone to take frequent breaks in the shade to have a cold drink of water.

Plan carefully for your kids and pets

-- Young children will need a safe, comfortable place where they can be out of the way of the movers.  It might be a good idea to hire a babysitter to take care of them during the moving process.  Perhaps you could spring for them all to go to a movie?  It will keep them happy, cool, and occupied on this stressful day.

Don't forget your furry friends. All the confusion of a move in your home will probably stress your pets.  Add in the movers carrying things out through open doors and the sizzling temperatures, and it might be a good idea to board your pets in an air-conditioned kennel for the day.

Pack Carefully

Some items like candles, plastics, and electronics don't fare well under the heat. Pack them separately or take them with you in the car.

Mesa And SE Valley Homeowners: Get An Accurate Home Appraisal!

Tina & Ron Barton | info@thebartongroupaz.com | 480.242.3079

Ensuring Your Home Appraisal

"What is my home worth" is probably the single most popular question asked when a homeowner in Mesa or nearby southeast valley city decide to put their home on the market. In real estate, finding out how much your home is worth is done through an appraisal, which determines the value of your house in the present day market.

There are several factors taken into account when valuing a home in the valley.

The first is reproduction cost.

Essentially, this is when the appraiser evaluates the current condition of your home to determine how much it would cost to reproduce or replicate the home given today's market conditions. Appraisers take many things into account including workmanship and material costs.

The second most common type of appraisal is the sales comparison approach.

  1. To come up with the market value of your home, the appraiser will measure the exterior walls to determine the square footage of the heated and cooled portions of your home. Homes with a finished area (heated or cooled) in the basement or homes with a second floor will be measured from the inside.
  2. Next, the appraiser will take a tour through your home, making note of all the amenities including fireplaces, insulated windows, garages, pools, and porches or decks. Will this home appraise
  3. Next, they will find at least three comparable properties in your neighborhood that have sold within the past six to 12 months. Comparable means they are similar in age, size, design, construction quality, and amenities. Rarely do the homes match up perfectly, so the appraiser takes this into account, making adjustments along the way. There is a limit to the number of adjustments an appraiser can make, which is why the appraiser will search in the next closest neighborhood if there aren't any homes that are comparable in your neighborhood. Once the appraiser has made all the adjustments, they weigh the differences in each property versus the soon-to-be-listed home and determine a fair market value.

You Need An Accurate Home Appraisal

In today’s housing market, where supply is very low and demand is very high, home values are increasing rapidly. Many experts are projecting that home values could appreciate by another 4% or more over the next twelve months. One major challenge in such a market is the bank appraisal.

When prices are surging, it is difficult for appraisers to find adequate, comparable sales (similar houses in the neighborhood that recently closed) to defend the selling price when performing the appraisal for the bank. Sometimes there is a debate between the seller, the agent, and an appraiser as to the market value of the home.  Even a .5% difference in appraisal can mean thousands of dollars that a buyer or seller would have to come up with at closing (depending on the price of the home)

What is important to note is that price and value are not the same. Your real estate agent's job is to take the appraiser's information and determine a range of value that will sell the home in the right time frame.

It is important to price the home right from the start. Motivated buyers will always choose the home that has the best price for the amount of home. If there are two comparable homes on the market, they want more features for the same price or a lower price for the same features. The home that is priced competitively from the beginning will always sell the fastest.
